Too often international property buyers send off enquires for real estate in the South of France and proclaim that they’re looking for a property in the Languedoc. Well that’s just not good enough I’m afraid. That’s like saying you’re looking for a property in Scotland! You’re going to have to narrow it down a little because the Languedoc region is big…really big. Five 5 separate departments and a real diversity of people, cultures and landscapes, means that there is no such thing as a typical property in this part of France.</p>
<p>To the north you have the department of the Gard which is right next to the well known region of Provence. The Gard used to be part of that region and still feels very Provencal today with pretty little villages and stunning gorges. Prices aren’t cheap here especially in the highly sought after town of Uzes.</p>
<p>Further South is the central department of the Herault. This is an area with plenty of hustle and bustle and home to the Languedoc’s capital city Montpellier. This great department benefits from lots of culture and a beautiful long Mediterranean coastline. It is a little busier though so not to everyone&#8217;s taste.</p>
<p>Further West is the rural department of the Aude. This is a great place for those who love the beautiful countryside. With the wild Corbieres and the medieval Minervois, with the Canal du Midi running through it, this is a fantastic spot for the nature lover. Don’t forget the stunning city of Carcassonne a world famous UNESCO heritage site.</p>
<p>Possibly my favorite department is that of the Pyrenees Orientales, situated furthest south and on the border with Spain. Here they have the best year round weather of the region and some incredible diversity within one area. To the West the mountain ranges of the Pyrenees where you can ski in the winter and to the east the fun city of Perpignan and then the coast with its beaches and fishing villages. Given that this area has so much going for it you probably won’t be surprised to learn that <a href="http://www.beautifulsouth66.com">property for sale in Pyrenees Orientales</a> isn’t the cheapest but, I can assure you, it is one of the best places to start your search.</p>
<p>So don’t make the mistake of looking for Languedoc property, do your research and find out exactly what part of the region is best suited to you and your family.</p>

But things are not quite the same as before the economic downturn.</p>
<p>A significant change in the market is a reduction in the more speculative forms of investing.  Speculators, mainly buying pre-construction property or raw land, underpinned much of the growth in markets like Panama City, Tamarindo in Costa Rica, Ambergris Caye in Belize and <a href="http://www.revealrealestate.com/property-hotspots/granada-real-estate">real estate in Granada, Nicaragua</a>.</p>
<p>As the speculators retreated, vendors relying on this buyer type were left with stalled projects, and some closed down operations entirely.  A business model where the master plan build-out is funded through pre-construction sales is proving to be very challenging in this post-crisis era.</p>
<p>Buyers looking at Central America now have a lower appetite for risk.  Their focus is mainly on completed properties in mature developments that are advanced in the roll out of their master plans.  Buyers are trending towards smaller, functional units and away from ‘McMansions’ and large, ostentatious property.  Post-crisis investors are also focusing on quality and prime locations and away from the more emerging, undeveloped locations.</p>
<p>Buyers have a great deal of negotiating power and sellers are motivated.  A formula, say the optimists, that results in great real estate deals.
