Do It Yourself Home Improvement Ideas

Posted by Mitch

Our homes are one of the largest investments most of us ever make, and as an asset they continue to rise in value over the long-term, despite the temporary fall in prices we are experiencing at the moment. To look after and improve our homes, we need to do regular maintenance and keep a look out for do it yourself home improvements ideas.

There’s no doubt that certain home improvements add more value to a home than others, but upgrading a kitchen or a bathroom for example can be expensive if you choose to employ a contractor for the whole project. Before you call a contractor however, have you considered tackling the project yourself? If you have a little patience and are prepared to do a little hard work and some learning, you can make a huge difference even if you are a novice at such things.

Kitchen Remodeling

The kitchen is the hub of most homes, and when it comes to selling a property, this is the area that can have the biggest impact on potential buyers. Your kitchen remodeling ideas might be just a quick repaint and some new tile, or they might include a brand new kitchen with shiny new appliances. In general, if you are planning to sell your property, new kitchen cabinets and appliances will be uneconomical, but you can still do a lot with the kitchen you already have to inject some much needed magic into the room. Don’t forget, the more money you spend changing the layout and shape of your kitchen, the less money you will have to spend on new cabinets, granite and luxury fittings etc….

Before you start, you need to ask yourself some questions to determine what’s best for you:

What activities do you to happen in your newly remodelled kitchen? For instance, some people want to create an open-plan sitting area within the kitchen space. Do you want a breakfast bar or center island included in your plan? I know of some people who have a small office area in the kitchen and others who need a separate laundry room. Deciding these things is your priority, because they all impact the space you will need or have available. If your current space is inadequate, you might need to take down a wall or two, or even consider extending the space – either of these will add considerably to the cost.

How often do you entertain, and what type of entertaining do you do? If you regularly have friends and family over for dinner, another kitchen remodeling idea you might want to consider, is opening up your kitchen and living room to create the perfect ‘party space’. In my opinion this type of layout is perfect if yours is a party house as it allows you to chat to your guests while you are hard at work.

How many people will regularly use your new kitchen remodel design, and how many will regularly cook in there? This calculation will allow you to determine how much counter space you will need, how many electrical points would be best and whether two sinks would be better than one.

This list of questions is obviously not exhaustive, but it’s a starting point for your kitchen remodeling plans. The idea here is to focus the mind on how your new remodelled kitchen will be used and by whom. Ultimately though, the less structural changes that you deem necessary, the less your overall project costs will be or the more money you will have to spend on the finishing touches. If your plans do include a number of major structural changes, the best advice would be to get the advice of some kitchen remodeling contractors.

How to Remodel a Bathroom

The other area of your home that creates a big impact is your bathrooms, and as with kitchens, bathroom remodeling can increase the value of your home significantly. To get the maximum increase in value though, you need to carefully plan what improvements you are going to make. Below are a few ideas that should help you minimize your bathroom remodeling costs and maximize your profits – and don’t forget, you don’t have to do undertake a full bathroom remodel design in order to make some dramatic changes.

Is one bathroom enough for you? One way to boost the value of your home quite easily is to install an extra bathroom. Contrary to what you might think, this doesn’t have to be too expensive, and you don’t need acres of space. If your home currently only has one bathroom, it can reduce the value of your home and make it much more difficult to sell. Even if you are not planning to sell your home, this addition will improve the quality of living in your home.

If you don’t want to go to all the trouble of ripping out the full bathroom, why not just change some of your existing fixtures? Replacing your existing tub with a Jacuzzi tub is a great home-improvement measure that’s almost guaranteed to liven up any bathroom. Jacuzzi’s needn’t be too expensive, if you shop around you can pick up a bargain, but whatever you end up paying, a Jacuzzi adds a touch of real luxury and gives the impression of total elegance to any bathroom.

Another option that has become increasingly popular of late is the steam shower. While these were very expensive when they first appeared, recently they have become much more affordable. For those that have never heard of them, a steam shower is a self-contained pod that acts as a regular shower, comes with a steam shower option and usually has a radio or mp3 player built-in. With the more expensive units you can also have a sauna or an aromatherapy option.

If your bathroom furniture is in good condition, then probably the simplest way to bring a tired looking bathroom back to life is by investing in some new tile. Retiling sounds like a major project, and it can get a bit messy, but there are some wonderful tile designs available, and you can achieve some remarkable effects at very little cost.

Whatever do it yourself home improvement ideas you are considering, it is crucial you plan your projects carefully. Do you research on the Internet or from books, that way you shouldn’t come across too many surprises.

How to Keep Your Guns Protected

Posted by Mitch

Are you an avid hunter, or a gun enthusiast? Most hunters and enthusiasts tend to own more than one gun or rifle. Usually many more than one! Gun owners are well aware of the cost of firearms and associated equipment, most consider them investments. Being a gun owner brings with it the responsibility of safety; yours, your families and neighbors.

No one wants to see children playing with guns, and you certainly wouldn’t want an intruder to your home grabbing one of your guns to shoot you with. While at work or gone for a weekend there is the possibility that your home could be broken into and literally thousands of dollars worth of firearms taken.

To prevent any of the above scenarios the firearms owner should invest in a gun safe. Gun safes are fire and flood ‘proof’; they are exceptionally heavy making them very difficult to steal. The size of safe needed depends on the number and type of guns that you own. Gun safes are NOT cheap, and you will own it for a very long time. Research extensively prior to purchasing a safe, this is time consuming but will ensure that you are happy with your purchase.

If you plan on adding to your firearms collection, get a larger gun safe than you currently need (this will reduce the need to buy another gun safe in the future). Look into the pros and cons of keyed locks, combination locks and fingerprint locks. How many shelves are needed for ammunition, scopes, cleaning supplies and gloves? Does the gun safe have a dehumidifier? This is important – a dehumidifier keeps your guns from getting moisture damage, and most importantly, keeps your ammunition dry.

NOTE: When selecting the type of lock you want on your gun safe, keep in mind how quickly you will need to open it. If there is an intruder in your house, you probably won’t want to be searching for your keys or trying to remember a combination.

Get the Most out of Your Space and Wallet with Platform Beds

Posted by Mitch

One of the most frustrating aspects to modern living is the serious continuous lack of storage. It never seems to fail that no matter what you do in regards to staying organized, there just doesn’t seem to be enough room. One of the places that often comes to mind when you want to store something important is to put it under your bed. How many times have you gone to do this only to find that there is just barely not enough room? This is often true simply because the box spring is too bulky. If only there was another solution.

When it comes time to buy a brand new bed there are a whole lot of options out there and it is hard to know what the best one for you is.

There are beds that use box springs and mattresses, folding beds, bunk beds, and water beds. Although these are all great designs, you may be wanting something that is more suited to you and your home by using something like platform beds.

Platform beds are a system that is designed to have a wooden slat support or panels that are solid to create the foundation. Why is this important or different? Typically most beds utilize metal frames that will have three pieces which are thin and support all of the weight.

In order to adequately support an actual mattress you will need more then just these strips of metal and that is why you need to add in the box spring. The remarkable thing about platform beds is that they do not need to use this kind of bulky technology. Instead they use their unique slat or solid panels as a system that is created to give the best support possible. They do so well in fact that they still validate most warranty requirements of the most expensive part of your bed, the actual mattress.

The importance of using platform beds is that not only are they comfortable, but they are able to help bring your bed closer to the floor, and it is much less expensive then traditional beds. The typical box spring alone will often run anywhere from $200 to $500, and a good platform bed can cost you a total of that price.

One of the best aspects to using platform beds is the fact that they can free up the space that was typically occupied by the box spring. In opening this area up you are able to give yourself the freedom to use that lost space in any way you choose.

Remember that not only are platform beds comfortable and much more affordable then traditional beds, they can allow you to get more from your space then otherwise possible.

3 Outdoor Furniture Trends for Spring 2012

Posted by Mitch

With winter setting in, your outdoor living space probably isn’t getting much use. But instead of forgetting about it, use this time to plan for the future – spring will be here before you know it! The hallmark of a great outdoor room is great furniture, and that’s what we’re going to help you with today. Here are 3 outdoor furniture trends for 2012 to put you ahead of the curve.

Return of Wicker

Years ago, wicker weave was one of the most popular designs for patio furniture. More modern designs came along and replaced it, but it’s poised for a big comeback in 2012. Instead of wood, manufacturers are opting for lightweight resin, which gives it superior durability and makes maintenance minimal. They’re also going with a larger weave than that of years past, making the design stand out more.

Going Green

From shopping bags to appliances, it seems there’s a green version of everything these days. And that’s certainly the case with outdoor furniture, where items made from recycled materials will be having their breakout season next spring. Up to now, only a handful of manufactures have offered green products, but many are adding them to their lines for 2012. With these high grade plastic designs being able to withstand all sorts of weather conditions, they’re an investment you can feel good about putting on your patio.

Fire Pit Tables

Fire pits have been on the rise for a few years now, popping up everywhere from downtown night clubs to city parks. Like green items, we expect their popularity only to continue to climb next year. The designs of fire pit tables are becoming more decorative and functional, offering different shapes, materials, and extra features like center coverings to convert to a full table. While it may seem more like a fall/winter item, a fire is a great way to relax in the evening any time of year, and we expect seven more consumers to experience this for themselves this coming spring.

With winter here, it’s the perfect time to start planning the upgrades to your outdoor living space that you’ll make next spring. Keep these 3 trends in mind and you’ll create an outdoor room that everyone will fall in love with!

Clever Combining of Modern and Traditional Styles

Posted by Mitch

When it comes to interior design I can never decide if I prefer sleek modern looks or cosy traditional ones. It all depends on what day it is, what mood I’m in and what the room is like I suppose. In order to try and satisfy both sides I have made some attempts at combining the two in kitchen designs – and amazingly it works!

In a stark black and white kitchen which is all clean lines and glossy surfaces, why not add a touch of glamour with an opulent, traditional chandelier as a centre piece for the room. It will light the way, look fabulous above a table and make a wonderful talking point.

Alternatively you could switch round and have scrubbed pine kitchen worktops and a Belfast sink combined with the latest in glass cabinets. This will give a homely, comforting feel to what otherwise might appear clinical as well as being practical and hardwearing.

The combinations are endless: a farmhouse-style range cooker in amongst modern units, a classic wooden kitchen with the latest appliances and gadgets, and perhaps my favourite – the clean lines of a minimalist state-of-the-art kitchen softened by an ornate wallpaper harking back to times gone by, inspired by William Morris for example. Once you start considering the possibilities you can really let your imagination run free!

Elsewhere in the house you might combine traditional furniture with modern art pieces for an eclectic living area, or maybe even an old fashioned roll top bath nestled in the corner of a minimal loft apartment. Outside as well, some of the most impressive gardens combine a sense of wild abandon amongst the plants with some statement pieces of lawn furniture. And of course it’s a great way to make a feature out of a family heirloom or much-loved antique.

Don’t be afraid to give it a whirl – you will be delighted by the results!

Corrugated Cardboard Boxes

Posted by Fitz

The most popular styles of boxes are shipping and moving boxes. In the majority of cases they are made of cardboard. Cardboard is just a common widespread name used to designate all products made from corrugated fiberboard. The latter is the actual material boxes are made of. It is preferred since it is strong, with predictable and amendable qualities, yet light and easier to work with. Predictable qualities here means that its features can be modified to accommodate products and their requirements.

The easiest characteristics of a box to change and design are related to strength, planned weight and weather or external factor proofing. Since the general idea is to keep a box light, none of these feature requests should modify the basics. Exceptions can be made in cases where extra heavy, bulky, awkward or really fragile items are shipped. Corrugated cardboard boxes should then be made in accordance with this requirement.

Small or large shipping boxes are made of three or more layers of containerboard. This is thick, heavy paper which can be used as liners or when rolled up in triangles – it can be the wavy triangle flutes within the walls of corrugated fiberboard. The external or outside liner is particularly important since it completes a box and serves as the ultimate advertizing area. Once a box is cut into shape and before it is folded, proper painting and commercials are placed on its sides with colorful inks to attract customers, build brand loyalty and create returning clientele.

The corrugated medium is also called flutes. They flex and bend and provide cushion for the box contents while in motion from source to destination. In addition, they contain air in their walls and naturally act as barrier protection insulating the merchandise etc. from the destructive world and environmental influence outside the box.

Overcoming Fears as a San Antonio Home Buyer

Posted by Fitz

When people start investing in real estate, one of the most common problems is fear that prevents them from taking action. There concerns and questions are on a whole range of topics- most of which become non-issues in practice. Even when taught how to structure a deal so the risk is essentially zero, new investors still tend to freeze up.

One thing that generally helps get the ball rolling is education on passive income. Once people learn that a 9-5 job is often riskier than real estate, they start listening. With a 9-5 you can be fired at any moment. Failure to conform and advance another person’s agenda results in a demotion, or worse, a lay off. But when you’re your own boss there is so much security in knowing that your in control of your financial future. In a job, no matter how hard you work you’re capped. You get the same amount of pay until your next promotion. In real estate, hard work transfers directly into results. If you buy 10 houses instead of 1 in a month, you make 10 times as much. It’s freeing to know that your potential is limitless.

San Antonio home buyers emphasize going to real estate investing clubs to eliminate these common fears. The support of seasoned investors who have overcome those same concerns is invaluable. Here you can not only educate yourself on the value of passive income streams, but you can network with vendors and other investors who can aid in your success. The great thing about hanging out with other investors is that you can learn through their mistakes. Of course you’ll make your own, but you’ll make a lot less if you keep your ears open.

These clubs are also a great place to meet real estate investing partners. Sometimes it helps new investors, if they don’t have to go it alone. Having a partner or a mentor can get many of them past their first deal.

Concrete Driveway Sealers Installation

Posted by Fitz

When it comes to re-sealing the driveway in your home, you have to take a look at a lot of options before you can make a decision. Many people will attempt to use an epoxy floor sealer but this does not work very well because of the susceptibility of epoxy to degrade because of UV radiation. This means the rays of the sun from summer can cause the coating to easily peel up and come off. If you are searching for concrete driveway sealers then you will probably need to know about acrylics or polyurea based products. For light traffic and pedestrians, using acrylic based is fine but, if there is going to be significant amount of traffic, you should use the more expensive polyurea.

One thing that you should always remember when you apply any type of sealer is that the sealer will not properly function unless the surface where it is applied has been absolutely cleaned. Of course, this means that all dirt and grime should be removed but it is also goes beyond this level of cleaning. You should also make sure that you eliminate all oil stains and spots on your concrete. Petroleum contamination is the main cause of the failure of concrete sealers because it keeps the boundary moist such that the coating is unable to permeate to stick to the concrete molecules.

The best technique is to clean your driveway first with a pressure washer and blow away all dirt and road grime. Then, you can use a good degreaser and generously apply it onto the floor’s surface. As you use a stiff bristle floor broom you scrub the whole area and pay extra special attention to the areas where there are spots and stains. When the area is scrubbed using the degreaser, you should use the hose or power washer to wash away all the excess. Once the concrete is completely dry, you can begin applying the coating.

Green Tea With Envy

Posted by Mitch

Have you ever tried green tea? As someone who doesn’t like milk I have often sampled fruit teas and infusions but never really liked them, preferring instead to have a weak earl grey or something more like actual tea than bubble bath. Green tea caught on a few years ago and whilst it is perhaps not as trendy as it was then, it is still majoring on my shopping list.

Green tea was my new best friend when I was pregnant and trying to cut down on caffeine. It is also kind on the digestive system and I soon became hooked, entering friends kitchens with a supply in my handbag to save me from having a black coffee which whilst much enjoyed cannot boast the same health benefits. I like my green tea with lemon, but will happily go along with jasmine or whatever else is on offer – as long as it is not milk.

Reading more about green tea, the health concerns which may be positively affected by drinking it regularly include cancer, diabetes and obesity. Incredible really – and studies also remark on the general health of the Japanese nation, where green tea originates from, with potential links to long life expectancy and less prevalence of arthritis in older generations. Fascinating! And all this from stashing a little box of teabags in your kitchen units – and drinking the tea made from them of course.

My interest piqued I am now looking out for more ‘super foods’ to add to my diet in an effort to combat the negative effects of wine and chocolate, and my ever-so-slightly expanded waistline. The list seems to be pretty simple, fruit and vegetables with olive oil, fish, nuts and seeds featuring too. All in all I think my family is doing OK for vitamins, minerals and antioxidants – perhaps I just need to stop being so greedy! Easier said than done.
